Hi, Sounds like you’re off to a good start. My husband and I have been doing “Lonnie Deals” for a few months and it is a whole lot of fun. I did my first deal Jan. 5 this year. It was great!

I call it my 1st Big Baby step because I’ve taken some small ones, looking for ads in the paper, driving the parks, Read DOW a few times, etc.
The Big Baby Step is I finally decided to call on an ad. I’ve been wanting to visit PM’s first, but that takes more time then a phone call so…
The ad said new appl/carpet, C/A, Best Offer, Must Sell
I called and here is the info I got: 1973 SW(make unknown) 12x60, 2BD, 1Bth, comes with stove, refrig, washer/dryer,central air, new kitchen floor, fenced yard. He states the lot rent is $335! (Holy cow, I have to buy this park cuz it has over 200 lots and is a very clean park!!!). Asking $13,500 OBO. Seller already is in his “new” DW in the park nextdoor. I’m not sure how long he has been in the other MH, but I can’t see him wanting to keep paying $335/month for lot rent on a vacant one.
Needless to say I’m not going to pay $13,500 or anything close, but, I did call, and will call again to go look at it, and before I do that, visit the Park Manager.
Just with what little I did here, this stuff is fun!!
