Someone posted below a specific profit number when they decide to sell w/ simultaneous closing instead of assigning. What is the rule of thumb on this?

Also, for wholesale flipping, do you only find these by doing your dues at the courthouse? It seems like I need to concentrate on flipping to start my REI, but how do I beat out the other guys?

Make your profit going IN. Why incur closing costs if you don’t have to? Assign the contract if at all possible and take your profit off the top, unless it’s a great deal that makes assignment a waste of time.
