I examine titles for a living (yea), so I have the knowledge of how to search them myself before making an offer on the property. If you could learn the basics you might be able to do a quick search at the courthouse. In Orlando, the courthouse records are on the internet so I can do a quick title search from the luxury of my home.

I am a believer in the fact that a title search should always be done when purchasing an interest in real property to make sure you are protected.

Investors: Do you always initiate a title search prior to purchasing property? If so how long does the process take by you? (Here in NJ all the title co’s I’ve spoken with are WAY backed up due to a loads of people doing refi’s. Could take 2-4 weeks.). If you don’t do a title search - how are you preventing yourself from getting burned?
