Title insurance is issued to each specific purchaser/owner. I have never seen them transferrable. Your contract should have indicated that the seller was transferring clear title to you, which he did not do. However, you might want to check the laws in your state to see if your time limits have expired on rectifying this situation. Good luck.
Not sure if this is too specific but here goes. Bought a house about 7 years ago from a flipper. Now i find out that the owner that sold it to the flipper split the lot illegaly. I didn’t get title insurance, but the person that bought it from the original owner did.
I am trying to sell the property that i now own free and clear, but the city found out it was an illegal split. Would title insurance from the person that sold it to me still be able to fix that? Or would it be void when the flipper closed it to me? Then i would have to try to get a variance for the lot that is now smaller than allowed?
