While all of us need a T Policy when we sell, it’s long been the preference of a lot of REIs to use services of a stand-alone, independent (non Title Co related)ESCROW CO to prepare the conveyance docs.
Since I’m in Tacoma I normally ask Digital E in Fed Way to handle my deals and they do very good job.

Hello, I live in the seattle metro area. I was wondering does anyone know of a
good title company? Im starting to wholesale home and I need a good title
company to handle the paperwork.

People reading should understand that a “title company”
does two things - sells title insurance and does escrow
(closing docs, money in and out, recordings, etc).
In some parts of the Country (eg, Southern Cal) there
are separate escrow and title companies. In that case
you pick an escrow company and they usually have a
title company they work through the insurance. An
attorney can also do escrow and, if licensed to do so,
sell title insurance through Lawyer’s Title or
Attorney’s Title (different underwriters).
