I have the oppourtunity to purchase 3 townhouse side by side (3 bedroom full basement) for $80 000 rent all are $550 plus utilites. I am wondering if there is any significant differences between duplex/house rentals compared to TH rentals? AND whether this is a good deal or a great one!!How can a risk value be calculated?

From just the numbers you have presented, this sounds super!
Get it tied up immediately, with a contract that allows you to withdraw if you find physical problems you do not like.
Then, when you have it shielded from some other bargain-hunters, do your homework.
You need to check it out carefully. There are many of these “looks awfully good” deals that turn out to be just awfull.

Did you say $80,000 for each of the (3) 3 plexes? Or $80,000 for all 3, in other words 9 units. Whatever! Divide the number of units by the price. Check you market for an average price per unit. Do the numbers. Good Luck!
