Yes this is pretty standard fare, mostly from UNmotivated sellers. Motivated sellers don’t care what other houses are selling for, they just want out of the one they’re in.

You could say something like:

“Wow that’s great! I really appreciate the opportunity you’re offering, I don’t know you well, but you must be a wonderful person!”

Of course you know they’re full of it, they’re just trying to get a better price. But as Dale Carnegie says “appeal to nobler motives.”

If you give them a noble image to live up to, they might just soften up on terms and you can get in, giving them the full price they want, on the terms you want.

I’ve only been getting calls for a few months, but if I had a nickle for every time I heard “The house across the street just sold for $$ more than what I’m asking. And my house is better!” I’d be retiring already!

Is it standard practice for sellers to utter these words? Is this an indicator of motivation? I’ve yet to hear these words from anyone that isn’t asking for full price.
