East TX here. We are just now seeing signs of weakness (increasing inventory, lengthening days on market). 2008 may being some bargains. and Austin is seeing none of the bad news. very robust market.

If so does the large number of foreclosures and inventory scare you for buying and flipping? It seems more and more are turning toward commercial?
