Best lease I ever saw was the one developed by the Texas Board of Realtors, which is only available to members. If you can find someone to give you a copy, it has everything covered and tied to TX law.

The rental associations are likely to have good forms for wherever your property is.

And anybody really wanting to maximize his rental investment should join and support his local RA…and use its forms.

MLS and NAR forms are likely to be off-limits for non-members. So even if you could obtain some of their forms for your use, the member who let you do it would be in trouble with his organization.
