If you have a month to month lease you don’t need anything special, but a letter that states that you are terminating the month to month lease effective XX-XX-2000. You should give thirty day notice and you must realize that the thirty days starts from the beginning of the next rental period. For instance if you deliver the notice on the 31st of October you can terminate the lease as of November 30th, however if you wait until the 2nd to deliver the letter then the lease will terminate as of December 31st.

If you do not have a month to month lease then you will have to have a very good legal reason to terminate the lease.

I am a landlord and want to terminate a tenants lease…can someone tell me where I can get a copy of one? I am in Minnesota
