A true 20 year tenant is a goldmine… a tenant when signing a lease claiming they want to be or intend to be a 20 year tenant are a dime a dozen.

As a landord myself, Three suggestions here.

  1. I have had on my house a wooden entry door and when a storm door was added the heat buildup between the doors ruined the wooden door. Check your situtation.
  2. You could offer to buy the door if the tenants would pay the labor of installation. This would save about 1/2 the cost.
  3. You could stall for a while and put it in on their anniversery date as a bonas for being good tennants and paying rent on time. A late payment would nullify this agreement.

Here is what he wrote:

“They pay all utilities, and lawn maintenance fees. They even asked me if it was ok to have chemlawn treat the lawn, and paid for it. Background search passed, and we do direct deposit every month. We currently have a 2 year lease. I would say that I have very good tenants.”

Sounds pretty good to me. And remember that all 3 repairs stay with the house and should last a long time- the storm essentially “forever”. Maybe consider spreading the repairs over multiple months but I still say do all 3.

And btw, I also echo all the people who have said sign month to month instead of leases.
