does anyone know the best way to take title to real estate other than an LLC that affords the same benefit of a land trust. I’m asking because we live in Louisiana and 3 attorneys say a land trust doesn’t exist in Napoleonic law, only in english common law. I posted on Legalwiz but had not received a response.

second, we have a contract on a 37-unit apt. bldg. the “seller” has a lease option that is expiring and we are contracting with him. would it be safe to have the actual owner of record sign the purchase agreement as well although the lease option is a legal contract.
