I don’t know how this question came across as from me.

If her lease is expiring she may still have an option to renew. She may choose to renew and sell with business. If so, then your options are to buy business or try to sublet from the new owners.

If she chooses to not renew or doesn’t have that choice you can go to the owner and lease whole property or see if he would lease half to you.

I am a sublessee. I have a two year contract of with my sublessor for 1/2 of the space of her store. Although the lease is on her name with the landlord, but both her & I have different entities for our busineses. Our contract is up (so is hers with the landlord). Now she wants to sell her store. If I can’t afford to buy the store, can I sign a new contract directly with the landlord for my space? Or do I have to buy her store in order to rent my space directly from the landlord? Thanks for your time.

If the contract is up it seems that the landlord can lease to whomever he pleases. He may not be willing to lease only half of the space to you.

She may sign a new contract with the landlord before she sells to make her business more viable. You would then have to negotiate with her.
