You do not have to always do L/O on Sub2s. YOu can resell, flip, rehab,Sec8 and so on. It is such a common belief that sub2 is only L/O - I just can’t imagine why this assumption is so widespread - Beats me. Can do anything you wish with them. Get a good mtg broker who has no seasoning, sell etc.

I have all three. My views:
Profits/Sleep. This is great except the France’s hook is that people are going to be lining up to pay you to take their properties. This rarely happens except on highly overfinanced homes, which I think you should avoid.
Existing Financing - Too basic for my taste. A lot of theory and not the most efficent way to operate.
Tingle - most detailed real world application and best buy in my opinion. However he does do a good bit of junkers and he quotes scripture on his website which turns off a good many.
Also, consider Cash Locke’s course. Most straight no-nonsense, but he recommends no equity deals which work in rising markets but have too many pitfalls for investors IMO.

So George, what would you say is the main difference between Tingle’s stuff and Profit’s/Sleep? If it’s true that sellers rarely pay you to take their house then so be it (even if France’s use that as a hook.)
When the rubber meets the road and you want a program that will take you from zero to doing deals - which one of these two coarses will shine?
I’m especially interested in YOUR perspective since you seem to be the only one who has responded that owns all of the courses talked about.

I own all the courses mentioned…the Frances, Wm Tingles, Lou Browns and John Locke’s.
The cheapest and the worst is Locke’s. Mine is a couple years old, but it’s very thin. Worse, he teaches things like…don’t worry about the seller’s monthly payment or interest rate. His argument is that if you buy many, many subject to’s, some will have positive cash flow and others negative…overall you’ll be okay. Seems silly to me.
Most expensive, I think, is the France’s. Frankly, it’s excellent. The biggest problem I see is that their target market (at least in the course…I can’t believe they practice it) is relatively new homes…only a couple years old. The advantage is that these homes often have little equity, making it hard for the seller’s to unload them without bringing money to the table. Thus, they are motivated sellers…unfortunately they are also low-equity sellers.
Lou Brown…I love Lou Brown’s approach to the many aspects of REI. I use many of his forms. To be honest, I don’t remember his subject to course…might be great, I just don’t remember it.
Best quality and value? Wm Tingle’s course. Very practical in that it provides plenty of details to do these deals. He makes it very clear that it’s no big deal that someone is willing to “give you their house”…if it comes with a loan that leaves you little equity and/or lousy cash flow. Also, his course price is more reasonable than most of the others. Finally, he offers a website/newsgroup open to all…customers and non-customers where you can post questions and he (and others) provide prompt answers. When I’ve been considering Sub2 deals, I pull Williams out as a reference.

Tingle’s course is wonderful and he is totally accessible to anyone. YOu don’t have to have his products to obtain help from him. He answers, in person, questions daily on his website. He also has a great marketing program in addition to Sub2

Just buy them all - so you spend $3,000 for education - thats nothing compared to the $20,000 minimum profit potential.
BTW- not to be arrogant (and the original poster did not state their budget for investing) but the belief that one can be taken seriously as a serious inestor when only a few thousand is available is a big mistake. With Sub-2 you deal with tenants - teants (l/o buyers) that can cost you thousands of dollars and months of time with eviction disputes. If you jump in a Sub-2 deal or any other RE deal with tenants HAVE AN AMPLE SUPPLY OF CASH RESERVES- at least 6 months worth. Sorry to get off topic. I like everything by Randy/Charlie France. They are the reptile brains while Bob Meister is the thinker brain. Its a good mix - also they have confrence calls if you need help. I also like John CA$H Locke’s course- very detailed and full of meat. Just buy the courses and if its not for you; sell it back on Ebay! For the $500 for a course; thats almost the price of one unlawful detainer (eviction) action.
