Wayne, you need to find MOTIVATED sellers not just a house for sale in order to make creative real estate work. Find Joe Kaiser’s article on “Getting on the same page with the Seller”. It’s on this site in the articles some where. IF they MOTIVATED it’s usually not so much about price, but more the benefits and solutions you provide to SOLVE THEIR PROBLEM. Properties that have lots of equity, usually don’t have BIG problems that make sellers highly motivated. Sellers with lots of equity usually want their cash now, unless they some problem that is preventing that from happening.

I’m new to the RE game and I have every intention on becoming quite successful. I wish I just didn’t have so many questions!!! My first is if it is possible to acquire a home “subject to” if there is alot of equity in the home? How can I talk this guy down in price if he has alot of equity in the home and I plan to L/O the home after purchase? Any help would be deeply appreciated.
