Ron LeGrand’s course offers a good bit of information on Options. He uses it after he has discussed the Lease/Option and taking the title subject to. This is not what you want to start discussing with the seller at first. You might do better with lease/options. But I believe you are right, the high-end market would be well suited to options.
On the other hand, most really motivated buyers just want to get rid of the thing. Waiting for you to sell it probably wouldn’t solve their problem as quickly than if you lease/optioned the property.
