Unless the sprinkler system was specified in the contract, you may have nothing there. BUT if he made a change after it was under contract, then you may have something. Unfortunately without it being spelled out in the sales agreement, its time to get an attorney to see what can be done in the absence of a specific agreement.
When I bought my house the sprinkler system and well was shared with my neighbor. The seller put in my own well and separated the sprinkler systems but never fixed my sprinklers and doesn’t think he has to because the contract doesn’t say anything about the property having a sprinkler system. It worked when I bought it and before he put in a new well. Should he be responsible for repairing it?
