I also live in a small town, only in New Mexico. Unless you are only doing rehabbing, I don’t see a need for a partner. There are too many ways of buying houses that don’t need money (Lease/Options, both pretty houses and junkers, Buying ‘subject to’, agreement for deed). Don’t look for great deals, look for people with a problem you can solve. I would be careful about using your house for operating expenses. If you are like me, and you have the money, you will spend it on things you can do without. If you do this business knowing you have no money, you will find ways of doing it. This site is full of techniques that need very little money. I am by no means an expert. I’ve only done twelve deals, but they were all with no, or very little money. Good luck.

I cannot find a partner my credit is not so good and I have
no money. What I was wondering is can I; and should I
create a note on my home for some operating capital.
I have about 45k equity in my home. The problem is
properties don’t move very fast here.
