Looking for experienced people to reply.

I’m having trouble finding people to work with me on sales where simultaneous closings will be used. As any experienced investor would know, bankers will seldom allow assignment of contracts, requiring wholesalers to go to closing. I’m finding it difficulty to find owners (banks) and realtors to go along with the notion that the property will close, the deed will transfer, but the finding won’t come for a few more hours or the next day.

Are there any states who have outlawed simultaneous closings?

What attorneys/title companies can I find to do them? How do I find the right attorney/title company?

I only wholesale to investors, not end users.

How do any of you overcome objections, such as “It’s against the law, people have gone to jail for this” or: “Banks won’t transfer deeds without funding.” Etc.
