I need a mobile home quick. The county (Buncombe Asheville NC) says they will haul away my old home for free within 4 weeks and its ok if I replace it , since they don’t consider that developing.I found a 1999 Clayton for $5000 firm. Its in good condition. The man is a painter and lived in it and kept it up. I can move it for $1800 to my 3 acres, and rent it for $550. Its small 14 X 60, but thats what I want ( 1 bath and small )cause I want one single working person as a tenant. Does this sound OK? Any suggestions? Is that a fair price ? I can leave it for about a month or two if I have to for the lot rent of $160. Should I jump on it or calm down and wait another month and keep looking? Thanks for all your help. Well have a big house warming there if I can put this together!

For the record : When I found this first mobile I made a big error in the post . It is a 1989 NOT 1999. Therefore I will just disregard all the posts encouraging this $5000 purchase. I guess its actually over priced. When I re-read your responses I realized my error. kat

You mention your preference for a small MH = single tenant.
I’m not sure why you feel this way, but please be aware that Fair Housing Laws mean you cannot stipulate certain preferences when you advertise or screen for tenants (find out what the protected classes are!).
For instance, if you got several applications from couples or a single mother with an infant, but you turned them down, hoping for a single person to apply later on, you would be in violation of Fair Housing.
Your county has laws about how many people per bedroom can fit into housing, and I’ve never heard of a one-person per bedroom rule.
Fair Housing is not something you want to mess around with. I believe the first fine is at least $10K, and they do call ads to check on this.

Kat, that’s not a bad deal if the home is in good shape. If you have little or no work to do on the inside its the same as the older, beat up ones I buy and fix up. When its all said and done I am into it for about the same.
$550 seems a bit high for my area of Buncombe County (mostly west asheville) but hey, more power to you. $500 I can get no problem but with your lot size etc. you may have no problem.

Thanks Anne, I had no idea I could not say in the ad that the rental is for 1 person only. I have been doing this for years in my regular small places. ie. efficiency in my house. I thought as long as I did not stipulate a race or that I didnt accept children it was ok to say for 1 “PERSON”. I mean if a 5 year old wanted to rent the place as long as she was alone I would rent to her! (thats my story and Im stickin to it) They say no discrimination based on gender race or kids, but they dont say based on “number”. So even if its a 1 bedroom , I have to be willing to rent to a family of 6 ( technically )?

Re-read my message. My guess is that your local laws will have at least a two-person per bedroom rule. Which means you cannot discriminate against a two-person family, be it a couple or a mother with young child, in favor of a one-person family.
Feel free to “stick to your story”, but you need to familiarize yourself with Fair Housing rules before it comes back to bite you. You currently have an incomplete understanding of what “protected classes” are.
Mostly I posted this so that others out there would know the importance of following Fair Housing to the letter. It’s the right thing to do. It’s also the law, and a law with teeth.
