I am friendly with the owner of an apartment complex. He wants to sell and will take a 10% second. I have discussed terms with several non-conventional lenders who are interested in advancing 90% until they find out its the seller and not me with the 10%. My credit is ok but my pockets aren’t that deep. Any suggestions???

2 Suggestions to try.
A.) Find a partner to come up with the 10% and
Closing Costs for a fair piece of the pie.

B.) Find a Hard Money Lender or any body else that may be interested in lending you the money you need to consumate the transaction and make everybody happy. Believe me if you look hard enough and its a good deal,
you will find somebody.
