depends on the state. In CA there are a couple of pages of things you need a brokers license to do.

I’m currently working on getting my sales associates license to become a real estate agent, But I also want to flip houses.
I was wondering if there are any laws that I should be aware of. I’ve tried searching, asking people, and still haven’t found anything.
