Anybody have experience in investing in rowhomes (not townhomes)? I am from the philadelphia area and currently am working on a deal and wondering if this is a potential good investment. The home is appraised for 53,000. The owner will accept between $44,000-$45,000. He has a non assumed mortgage for $32,000 and wants $1500 cash. He will take a second mortgage for the rest. Rents go for about $750 - $800. I have never bought a home and did review the CS course. I am not sure if it will be worth getting a mortgage for the $32,000 to purchase. Any help would greatly appreciated.
