You sign the agreement with whoever has the most money and deepest pockets. Your tenent does not sound like that person to me. Go for the guarantor.

I have a condo for rent right now. One lady really likes it but her credit is not so good (4 collections for $1600 total, score = 439). She mentioned that she could find somebody with good credit to guarantee the lease. I do not have any problem with guarantee but I do not know how to do it. Can somebody give me detail instruction? Should I sign the rental agreement with guarantor or should I sign the lease with the tenant? Which form should I use for guarantee? This condo is in a less desirable area and people with good credit may not want to live there.
