Do you knoe any lender in Minnesota who will do seconds on rentalS? It is full doc, need up to 90 %.

Also, who are lenders in MN who will do 100 % on NOO. I think the rate may be so high on 100 % NOO, that the cash flow might not be attractive? Is that the catch with 100 % NOO financing? Thanks for your time.

With full doc, 90% financing on investment properties is readily available. Many companies will do this.

100% is a different story. Fixed seconds are a little pricey (>10%) without buying down the rate. You might consider a HELOC second instead to reduce the rate and keep the payment interest only.

Consider the trade-off of cash flow versus leveraged appreciation to determine attractiveness of the loan structure. You might find a more appealing middle ground at 95%.
