LOL–good idea… add $25 a month… mostly when someone moves out that has smoked, kilz will cover up about anything you cant scrape off with a putty knife.Put some new $5 window blinds in from lowes or homeless depot,likz the ceiling, walls and floor,put in new carpet,and clean the light fixtures or better yet, for $9 each, you can buy new ones.

Hi there - I have a question about the norm for new tenants for a MH with land.

Do you ask for first & last plus a cleaning deposit?

Do you specify non-smoking? This one’s difficult because I think most of the
people I’m going to rent to will be smokers.

Anything else you normally specify as a no-no or must have?

Donna,
As a “property manager” its important to pick your battles. If you say “No Smoking” in your lease, are you prepared to evict a tenant if they do. As long as the rent gets paid on time, don’t rock the boat. The smell of smoke will get into the carpeting and drapes if you have them and will need cleaning. Additionally, you may need to paint when your tenant moves, so there will be costs associated with smokers. Add an extra $25 per month to his rent and hope he stays for a long time…

Banning Smoking is tough to police. But you can charge extra deposit and rent for smokers. First, last, security, cleaning. That’s an amount of money my tenants would not be able to come up with. first & security is about all they can pay.
