Real estate forms vary from state to state. It also depends on what you’re trying to accomplish. Real Estate Agents use forms that include a lot of the appropriate disclosures, but also contain verbiage about commissions, agency, etc. that you might not need.
A Seller’s attorney might draw up a contract that gives the Seller the advantage. A Buyer’s attorney would do the opposite.
