so go back and read for what happens after the agreement terminates. Many say that if the prospect came in during the listing agreement, they get a piece of any deal with that prospect. No time frame is usually mentioned - which means indefinitely.

A potential buyer looked at my house 2 months ago with a real estate agent that I signed up with. The contract is over for almost a month now. How long do I have to wait before I can sell it to this person who doesnâ??t want to go through the real-estate?

I am in Georgia and the Georgia real estate sales contract has a space for the realtor to insert a time frame. My realtor had put in 90 days and I changed it to 15 days. He initialed it and said ok. Your realtor should also give you a list of the people who looked at the house during the agreement.

Why, oh why do so many sellers want to beat the agent out of his commission after he’s found the buyer?

I devoutly hope the REA does sue you if you try to evade your contract with that REA and you deal directly with that buyer, sans REA.
