What state are you in? Who’s the lender? Are you sure you have the facts straight?
Call your mortgage holder and tell them what you want to do. See what kind of a response you get and pay attention to what they tell you.
I’ve never heard of "resign"ing a title. What the hell is that?

To Whom It May Concern:
I purchased my mobile home and lot in 1997. In order to qualify for a “first-time homeowner’s” loan, I had to resign the title to the trailer so that they would consider it a “single-family dwelling”. Now, I would like to trade it in on a modular home. How can I get the title re-instated?
