Why not just ask the tenant, after asking the adjoining neigbors, you will get your answer. If not most utilities are public record and you can just find out when the new tenant started service.
The landlord is quilty of “unjust enrichment” in legal terms if he was double dipping.
HI, I leased an apartment and had to leave before the lease was up. I paid the rent after I had left for about three months when I decided to go to the apartment complex to check on things. Miraculously, when I showed up (on a Sunday) the apartment had “just” been leased on Friday. It’s been a little over two months and I still haven’t received a reimbursement check from the company as I was told I would. I am highly suspicious that they may have rented the apartment long before and found a way to pocket the money I sent in each month, is there any legal way to request documents to prove when the new lease was signed on the apartment?
