A QCD only conveys that title the seller actually has, and his/her title might or might not be of any value.
If I were you I’d be interested too, but I think I’d make a deal with some local title co. to pay them an equal amount to give you proof that he DOES own these properties and his deeds would be of value.
And you’d want to do a drive-by to see what these properties are, and if you’d even want them.
I once was offered some condos in a BAD area of Houston for $15,000 @…and after doing a little research, learned that nobody was even willing to drive down that street in anything lighter than an Abrams. So I passed.
Also, remember my offer to Quit Claim to anybody, anywhere, all my interest in Eifel Tower. My price used to be $5, but with inflation of RE & everything else in France it’s now $5,000, or its current equiv. in francs.
