But seriously . . . good answers for both questions. You certainly can
purchase this sort of obligation and attempt to collect it on your own.
Even the they note holders security in the property may have been
wiped out (I’d be working the redemption angle, though), the debtor
likely still owes the money.

Mechanic liens are weird animals with tricky laws. In my state, for
instance, they are excempt from the homestate statutes. You should
check to see how it works in FL because it may be similar (I suspect
so). That means a homestead claim as defense to this type of
foreclosure cannot be used.

Hey, First off, I just wanted to let everyone know that the “Totally Dominate Your Foreclosure Marketplace” is WAY worth the money, and I hope that noone in my area has read it, because he has some EXCELLENT IDEAS!!

I just have two quick questions. I really liked his ideas in the chapter entitled, “Wiped off does not mean wiped out”,which has the investor purchase 2nd mortgages that were wiped off several years ago under the 1st mortgage, for a serious discount. I never heard of this type of thing anywhere, it’s great! I was wondering if it can be done in Florida, being a state with Judicial Foreclosure (If the type of foreclosure even matters). Does anyone know if Florida law has something keeping me from setting up a “payment plan” for the past debt? If anyone has done this in my area, I would like to hear how everything turned out for them!

My other question involves the mechanics liens. I found several of them, I was just wondering what I would have to do to file suit. As I understand, Florida is a Homestead state, where creditors can’t take your home from you, so basically that would eliminate me from trying to pull this off in my area. Is this true, or am I way off base here? :slight_smile:
