can’t comment about realtors, because I rarely use them. I can comment about attorneys, because I use them all the time, and I be one.

Ask your questions BEFORE you meet the attorney. Talk to some successful REI colleagues whom you respect. Ask for referrals. That’s the time-honored and most-bestest way to avoid clowns and yellow page lawyers.

I use at least 4 attorneys. 3 are locals who operate in the small towns where I own properties. 1 is my ace. He gets the most important stuff. when I have to be right, he gets the call. when I have big exposure, he gets the call. I don’t mind paying him $325 an hour. he’s worth it. 22 years experience doing nothing but transactional real estate.

I am in the process of building a team of professionals to help me with my real estate investing. What are some questions I can ask real estate attorneys and real estate agents to find out if they will be good to work with? Any suggestions will be greatly appreciated.

Ask them if they personally own investment properties, if so what type, how long, etc. When interviewing for knowledge, skills and ability, ask questions like, “how would you go about doing x?” Someone experienced will give you a detailed answer while a rookie answer will be more general.

I’m with Jimmy on attorneys and real estate agents. Find a good attorney and don’t worry about getting a real estate agent. When delegating, you want to hire people who know more than you, but you need to develop enough of your own knowledge in order be able to hold anyone on your team accountable.

You’d also benefit to add a good CPA to your team early on. There is no substitute for good tax planning.
