I’ve got 2 acres with a rental house that sits neatly in one corner of the property.
The property is bordered front and back by roads and would split up nicely into four 1/2 acre parcels so I thought about doing just that and selling the 3 vacant parcels.
I called the zoning department of the city the property is in and they guy said I’d need to apply for “subdivision” of the land. I’d have to get it surveyed and fill out an “application for subdivision” then go before the zoning commission and petition for the change.
That would be no problem normally but I live over 700 miles away in another state.
I asked the zoning guy what would happen if I sold the house and just the 1/2 acre it sits on to someone. WOuld I have to do the subdividing routine in that case? He said no. Said all I would have to do would be to file the deed with the new survey.
So, why couldn’t I do the same with each of the other three 1/2 acre lots? Just sell them one at a time.

PS: I realize that different states/counties/cities probably have differing laws regarding subdividing but I thought some people might have been through this and could offer advice.
