Any contract (buy/sell agreement) can be used. In the area where it lists the method of payment you put “subject to” whatever the existing financing is.

Go to http://www.legalwiz.com
Click on Free Legal Forms. There you’ll find the purchase and sales agreement that you can use for subject to transactions.
If you don’t have any luck there I’ll email you a copy of the agreement that I use. Marty is right though, you can use any purchase and sales agreement, and all you have to do is write in “Existing Loan to be taken Subject To”
Personally, I like the one where it is typed in already.
