She is buying the house subject-2. She gets the property deeded to her with a quit claim deed, not a quick deed. The mortgage never goes into her name but she just makes the payments. She needs to be in a position to refi incase the lender would call the note due, possible but unlikely if payments are made on time.
She should get a warranty deed instead, go to a local attorney or title company to close this and buy title insurance because of many leins could be attached to the property, that would be hers to pay along with the mortgage. Ok, here is the deal. How ever this is happening, my girlfriends, moms,
boyfriend has a home in atlanta thats about to go into foreclosure. The guy
was about to sale the house to someone for 2000 bucks. Two Thousand. Ok,
so now she is suppose to be buying the house because he cant afford the
mortgage, and the mortgage is 3 payments behind.

My question is, how is my girlfriend going to get the house to officially be
hers? Is that called a quick deed? Thats what she said it is. ALso, what about
the mortgage? I guess she takes over the new mortgage? Does she have to be
approved for this mortgage, or does the mortgage just instantly go into her
name?

Is this even a quick deed that she thinks she’s getting into ?

The home is suppose to be worht like 200K .

My husband would like to take his name off of the deed to our house, because my credit is good and he has none. How can we do this?
