I would think that the other parties in the deal should get a copy of everything that pertains to them. It’s also nice to leave them samples of any standard forms you’ll be using at the next meeting.

as a real estate agent, or broker then you will be required to give a copy of anything that is signed to the person who signed it, at the time of signing.
This is a prudent way of doing business, so nobody forgets what they “said”. This then provides proof of what was offered (in writing). In this and a lot of other businesses, it is not worth too much if it is not in writing.
This would be a good way of doing business, licensed or not.
