How much is the seller asking for the property? Why are the spaces vacant? Is the zoning appropriate for the park? Are the utilities in place? What are market rents and occupancy for other parks in the area? What are the demographic characteristics for the area?

These questions and more are the things you need to know in order to evaluate the deal. Post some more details and we can help.

Are interested in buying a small (8) lot mobile home park.
There is only one tennant at the present time. There is
city electric and sewer system and a fence around the entire
park. There would be some cleaning up to do, overgrown
grass, tree trimming, etc. There is also city trash re-
moval and a large cellar. We live in Oklahoma, tornado
alley. The landlord lives in Texas and does not visit
the site. The only tennant has gotten several complaints
about mowing the entire park from the city. We are thinking
the landlord may want to get rid of it. We will have to
contact her. Please know this is in the very first thougt
process, but need to know an outside opinion. Also, there
are no other mobile home parks in our city of about 25oo.
