I purchased a home for $170,000. The seller financed it using a wrap around mortgage and i have been living in it and making payments for 2 years. The other day someone stopped by while i was mowing the lawn and offered me $195,000. I don’t want to sell the house because it is in a great location (the back yard is practically on a golf course) and i have not had any problems with the neighbors since i moved in. However money makes water run up hill so in case i do decide on selling is there anything special i have to do in regards to the wrap mortgage? Would it be considered a double closing when we close on it? Will there be any additional fees? Can i just assign my contract over to the new buyer for a 25K assignment fee?

Nothing new here, double closing not required. Paying off your wrap loan (with his new financing) will pay off the underlying mortgage. It’s a pretty standard deal.

i forgot to mention that the potential buyer is pre-approved for a conventional loan covering the 195K so buyer financing is not an issue on this deal.
