Nobody said that I did not use a Realtor to execute the forms. They are the best I have seen (the TX ones, the AZ ones are pretty crappy and I would not recommend those for anything at all). Many of the people who post here would have to get a plane ticket to use a law library that is not on the web, so for many its not a practical response. If you have to pay a Realtor to execute a document for you, its likely to be less expensive than having an attorney do it or to from from, say CA, to anywhere in TX.

do a search for TREC. will get you to TX real estate Commission. look for forms. they have a ton of them, including contracts and various disclosures and addendums.

You’re making a risky deal in NOT having experienced REA or lawyer represent you in another state in purchase of any RE investment property.
Clearly you don’t know TX law or legal requirements on P&S Agreements, what S should be providing you, etc. so you’re really walking into this deal blind.

While I’d guess Realtors do have good forms, it troubles me to use an unauthorized form belonging to an organization to which I don’t belong.
TX State Bar also has great forms, but again their forms are for use by members only.
Court house law library will have TX form books, including Texas Jurisprudence Forms, a fine set covering all aspects of TX law and very well done legal forms including RE P&S, Deeds, DOTs, etc. and any member of public is welcome to use courthouse law library.
