on the credit reports. Even if you don’t collect, it will signal landlords there is a problem with these people. I have received calls years later because tenants want to get out of the war zones they have to live in because that is the only place the credit report is not pulled.

My question is simple but extremely important. Is it legal to pull additional credit reports on former tenants who owe me money and for whom I have judgments?

While I’m uncertain on current law re pulling add’l credit reports post-judgment, Rich is right on effect of recorded final court Judgment.

It’s quite simple these days to abstract (record in deed records) a final court judgment and you can bet that’s quickly picked up by credit companies.

While it used to be fairly complicated to record a final J from state A in state B, no longer true and a final J from a Court of Record* can be quickly recorded in any other US state.

I even abstracted a WA State final J in the deed records of a CAN province in a fairly simple procedure.

*In my State of WA, our Small Claims Court is not such a court of record and its Js cannot be directly recorded but first the J holder has to file that SCC J in our Superior Court Clerk’s office and then receive a 2d J from that SCC which can then be recorded in Deed Records. And I’d guess that every state has such a procedure so any final money J can be abstracted.
