Easements can be tricky little buggers. Some “easements” are really licenses in disguise. Licenses have a naty habit of expiring or being revoked. Some easements “run with the land” (meaning they inure to the benefit of transferees), and others do not.

Some easements are created by an express act of adjoining landowners, and the creation is recorded in the land records. Other easements are created by necessity, and are not necessarily recorded. Others are created by “prescription” or “adverse possession.”

There is no way that you are going to get a good answer from this bulletin board. Way too state-specific.

If one purchases a property and as of date of sale an easement for access to a private waterbody is in place can this easement be revoked even if there is no allowance for revocation in the covenants that granted the easement? property is in Florida and is adjacent to the waterbody
