I have a woman who wants to buy my house with her pending insurance settlement. Her husband was killed by a drunk driver and she is about 5 months into the uninsured motorist claim with her insurance company. With the settlement she would be buying with cash (180K).
I hate settlement deals because there are just alot of unknowns especially the time line. I am willing to consider it on this deal only because the reward ($$$) is pretty large but I would like a little more security than “I’ll pay you when I get the money”.
Is it possible to place a lien on the settlement so that if she does get it I am in a more secure position to get paid ? Or has anyone had any experience with a settlement investment compnay that might give her an advance so I might as least be able to get a chunk up front?
