I’m in the same situation and looking for answers. We closed on our home and the seller was to vacate by 5pm. At 8pm he had moved the balance of his personal belongings onto the back patio of the home. He indicated that he would be back later in the week to pick them up. This was on a Monday. It’s now Thursday and nothing has been removed. I would tend to agree with Dave T and will need to check the purchase contract to see what it has to say about abandoned property…

If the seller leaves behind any personal property, what is the legal responsibility of the buyer to return the items after closing. Who is the owner of the personal property, example bundles of shingles left behind(bundles were placed on roof, but not attached). Seller left bundles of shingles behind when vacating property. Seller, one week later after closing is claiming ownership of shingles. Does new owners(buyers) have a legal responsibility to accomodate previous owner’s (sellers)?

What does your purchase contract say on thsi matter. Mine usually has wording to the effect that… any personal property remaining in the house or on the grounds will be considered as conveyed with the property. Buyer is free to dispose of such property with no liability to the seller.
