Hello,

I have a question regarding Pennsylvania law in respect to a Contract for Deed (Article).

Is there a way to set up a Contract For Deed that makes it easier to get the occupant of a property out if they default. I was thinking of one idea I heard that you have the “buyer” pre-sign the necessary paperwork for them to quit the deed (perhaps a quit claim deed) and keep that in escrow, so if said “buyer” defaults on the note, he can be forced to leave without having to foreclose on him. Keep in mind that this contract for deed is set up where the note is not notarized, and the deed stays in sellers name.

Any thoughts?
