Have your lawyer send him a letter to turn those over. Or just have him call the previous owner.

In Massachusetts, it’s state law that both be transferred to the new owner. Ask your lawyer.

I had the same situation, also in Mass. Legally the security deposits do not belong to the landlord. They belong to the tenant and are being held in escrow. I explained this to the seller and he relented.
