I would be more focused on buying from inividual owners and not investors. If an investor already has the house you will never buy it for what were trained to buy it for. He has already done that and he will make his profit from you!

Advertise that you buy houses and buy from sellers not investors

This might be a silly question but here goes. My wife and I are receiving wholesale list from investors and investment companies. On these list there are categories like (SF, DPX, ect?) we know what these mean. The question is when the properties say BACKUP OFFERS ACCEPTED?are they really saying that they?ll take lower offers?

If they are asking for “back-up offers”, they already have an offer that they have accepted, they are looking for back-ups in case the first offer doesn’t close. It doesn’t mean they will accept “higher” or “lower” offers
