i would call the local board of realtors and get a local standardized form. then you can make your own clauses and/or attach an addendum that will cover the areas of the deal that you want.

When faxing an offer to a realtor do you have to use the state approved offer form and does it have to be notarized?
I have a few different offer forms from courses I have but I don’t know if there is a standard one to use.
I am going to make the offer myself and not through a buyers agent or another realtor.
