Legally, if there’s nothing in writing and the title wasn’t transferred, the lady is just a month-to-month tenant and you as landlord could evict just as with any other residential tenant.
Because of the damage an evicted tenant can cause before she’s gone, I’d go over and have a little talk to her and offer her a few bucks to help her move, or rent a truck for her to do so.
The money you spend could sure be cheaper than the repairs you’d have to make if you have to evict.
A suggestion to hold down conflicts and tensions within the family, if you do have to eventually evict.
Form an LLC, transfer the MH to the LLC with your lawyer as the Manager of it. Then have the LLC send her a letter and do the eviction if necessary.
This way YOU aren’t involved with the eviction of a member of your extended family.
Another idea for quick riddance of the lady…if the MH park doesn’t allow rentals, and many do not, then your letting the MHP manager know about this would probably get a quick response from that MHP mgr in getting rid of the lady.
