NOI: Net Operating Income
Net rent = X
Expenses (everything EXCEPT the mortgage payments) = Y
NOI = X - Y

Basically if your mortgage payments are equal to your NOI you are not paying a cent and having your property paid for by your tenants.

Posative cash flow = However much is left over of your NOI AFTER you take your mortgage payment out.

I’ve never heard of ‘Net on Investment’, although I have heard of ‘RETURN on Investment’ or ROI.

In commercial RE it means Net Operating Income. It’s the income on a property after operating expenses are deducted from the (effective) gross income.
